Research

Investors spend time researching the areas they plan to buy in as well as specific properties. This gives them the opportunity to go into any purchase well aware of the opportunities, risks, and implications. Whilst research does not guarantee a successful outcome, it can provide a greater level of comfort and reduce some risks.


Location Research

There are opportunities and risks associated with purchasing property in every location. Some quick research will highlight what some of these opportunities and risks may be. Places and ways to carry out the research include:

  • Visit the area and drive around
  • Talk to local businesses
  • Statistics and projections from Statistics New Zealand
  • Other government websites looking for unemployment, etc
  • Local and district council websites
  • Talk to property managers and real estate agents in the area
  • Talk to local police officers


Property Research

Research can also be carried out at a much more granular level on an individual property. Places and ways to carry out the research include:

  • Talk to neighbours
  • Walk around the vicinity
  • Council files
  • LIM report
  • Registered valuation and/or talk to valuer
  • Online valuation
  • Local businesses
  • Council district plan
  • Maps to see amenity / facilities nearby
  • Building report
  • Rental assesment
  • Talk to property managers and real estate agents in the area
  • Talk to local police officers
